As the colder months approach in the Pacific Northwest, it’s the perfect time for homeowners in Portland, OR, Vancouver, WA, and the Mid-Willamette Valley to prepare their homes for winter. Whether you’re thinking about selling in the next year or just want peace of mind all season long, winterizing your property now can help you avoid costly emergencies later.
“I’ve had those calls from clients asking me, ‘Who’s your HVAC guy? Our water heater went out. Our furnace stopped working.’ I do not want that to be you.”
That’s why I created this winter prep checklist. It’s packed with practical, preventative tips to keep your home in great shape with comfort, safety, and savings in mind. Let’s explore how you can prepare your home before the first frost hits.
Why Winterizing Your Home Matters
For many of my clients in Portland, OR, Vancouver, WA, and the Mid-Willamette Valley neighborhoods like Felida, Lake Oswego, and Camas, their home is one of their greatest financial assets. Keeping it properly maintained protects its long-term value and creates a more comfortable living environment for the season ahead.
Winter is also a notoriously expensive time to repair or replace systems like furnaces, especially with increased demand and longer service wait times.
Your Winter Prep Home Checklist
Here are some must-do winter maintenance tips that make a big impact.
- Service Your Furnace and HVAC System
One recommendation I always stress: get your furnace and cooling systems serviced before the cold sets in.
“The last thing you want… is your furnace to go out in the winter months. Number one, it’s the most expensive time to get it replaced. Number two, there’s usually a long wait list.”
Schedule a professional to inspect, clean, and service your furnace now to avoid breakdowns mid-winter.
- Reverse Your Ceiling Fans
Ceiling fans aren’t just for summer.
“Reverse them so it’s pushing the warm air down into your living space.”
This simple step helps distribute heat more efficiently, saving energy and money.
- Clean Gutters and Trim Trees
Let’s talk about your roof.
Make sure to:
- Clean all gutters and downspouts
- Remove fallen leaves and debris
- Trim dead or overhanging branches
“Now is a good time to get those cut down so they’re not ending up on your roof over those winter months.”
- Inspect Smoke and Carbon Monoxide Detectors
Don’t overlook indoor safety.
“Make sure that they’re at least 10 years new and they are hardwired… If you have battery-only detectors, install 10-year lithium batteries.”
Also, remember to check expiration dates. Detectors do have a lifespan and need replacing if outdated.
- Protect Your Plumbing
Older homes in our area often have uninsulated pipes in crawlspaces or basements, a big risk in freezing temperatures.
Take steps to:
- Insulate exposed pipes
- Drain and shut off exterior hose bibs and water features
- Check crawlspaces for insulation
“Now is the time to get them insulated before the cold sets in.”
- Prep an Emergency Kit
Storms, power outages, and early winter darkness happen.
Make sure to stock up on:
- Flashlights
- Batteries
- Candles and lighters
- Non-perishable food
- Backup heat sources like a battery-start fireplace
“Some fireplaces have a battery backup. Make sure you have those batteries, because it could start that fireplace and just give you that little bit of warmth.”
- Clean and Declutter Before the Holidays
Don’t wait until last minute guests arrive.
“You’re like, ‘Man, I wish I just would have had my house cleaned, my rugs cleaned…’ because when all that stuff is coming in for the holidays, it’s really hard at that point to clean.”
Consider:
- A deep clean for the whole house
- Area rug or carpet cleaning
- Organizing high-traffic spaces
- Stock Up on Icy Weather Essentials
Bring in your summer lawn tools and gear up for winter maintenance.
- De-icer for your driveway or sidewalks
- Shovels, snow blowers or other ice-removal tools
- Fuel if your equipment requires it
“You might want to make sure that you have the fuel you need… and the tools that you’re going to need as well.”
