Portland & Vancouver Real Estate Market Update: Spring Buyers Are Back and Inventory Is Rising

Spring Into the Portland Metro Area

The Portland metro area is experiencing its first traditional spring market since pre-COVID. This means more buyers and sellers are actively engaging, leading to increased activity. In March, new listings rose from 2,260 in February to 2,738. This figure is slightly higher than last year’s March numbers. Pending sales also increased, moving from 1,821 to 2,319, indicating a robust demand for homes. 

Closed sales mirrored this upward trend, climbing from 1,405 in February to 1,790 in March. Prices have largely remained stable, with the median sales price seeing a slight uptick from $525,000 to $543,800 between February and March. Inventory holds steady with a three-month supply, underscoring a balanced market.

Insights from the Mid-Willamette Valley

Shifting focus to the mid Willamette Valley, there’s also a healthy supply and absorption pace in motion. March brought an increase in new listings from 231 to 305, showing year-over-year growth compared to last March. Pending sales rose slightly, indicating ongoing buyer interest.

Closed sales remained steady at 182, similar to March of last year. The median sales price has shown a minor adjustment, settling around the mid-$450,000s. While days on the market have increased, this adjustment in the data emphasizes the need for a strategic approach when presenting your home. It’s vital that your property stands out in terms of condition and pricing.

Vancouver, WA Real Estate Movement

In the bustling Vancouver, WA market, March continued to reflect significant activity. New listings jumped from 657 in February to 794 in March, showing consistent growth year over year. Pending sales have also seen an increase, continuing the trend of buyer engagement across different regions. 

Closed sales grew from 465 to 513, further highlighting strong market dynamics. Pricing has appreciated, with the median sales price rising to $564,900, up from $535,100. This upward trajectory in pricing is testament to Vancouver’s allure, featuring lovely downtown areas, waterfront dining, and the advantage of no income tax.
