As someone deeply invested in the vibrant real estate landscape of Portland, OR, and Southwest Washington, I’m excited to share this February 2026 market update. Whether you’re contemplating selling your property or considering a purchase, understanding the market dynamics can empower you to make insightful decisions.

Portland Metro Market Insights

In Portland Metro, February has brought promising trends. New listings have risen to 2,260, marking a steady increase from January’s 2,109 and showcasing a growth trajectory from 1,930 new listings in February last year. This continuous rise signals a healthy market gearing up for spring.

February’s pending sales also climbed to 1,821 from last month’s 1,708. Last year’s February data shows they were up from 1,648, reinforcing the robust buyer involvement in early 2026.

Closed sales in Portland are enjoying a resurgence with 1,405 closings this February compared to January’s 1,111. The median sales price has edged up to $525,000 from January’s $510,000, displaying stability despite being slightly down from last February.

For average sales prices, there’s a modest month-over-month increase to $590,600 from $568,000, but prices are still softer than February last year at $613,100. However, expect this trend to shift as we venture further into spring.

Inventory in February stood at 3.6 months. Compared to January’s 4.3 months, this shows a decline, though it’s slightly higher than the 3.2 months from last year, offering buyers more options in this vibrant market.

Polk & Marion Counties: A Promising Rebound

The Polk & Marion Counties are also showing spirited activity. February had 218 pending sales, a noticeable hike from January’s 181. Closed sales climbed to 132 in February from last month’s 112, although still slightly under last year’s 140. The median sales price at $447,500 reflects a strong month-over-month rise from $426,500 and surpasses last February’s $428,000.

Inventory levels are interesting, revealing a decline in available properties with February closing at 4.8 months, down from January’s peak of 5.9. This is still elevated compared to last year’s 3.5, but it points to an absorbing buyer market.

Southwest Washington: Clark County’s Resilient Market

Clark County, part of the Southwest Washington area, saw 657 new listings in February. This is a slight dip from January’s 704 but a remarkable rise from last year’s 532. February’s pending sales stood at 556, down slightly from 565 in January, but still up from last year’s 475.

Closed sales exemplified strength with 465 closings compared to January’s 352 and last February’s 419. The median sales price, while dipping slightly to $535,000 from January’s $549,000, remains resilient and above last February. With an average sales price decreasing slightly month over month to $624,200 from $631,100, there remains a strong market footing.

Inventory for February stands at 3.2 months, a decrease from January’s 4.1, reflecting that buyers are absorbing the inventory briskly.

Boots on the Ground: Understanding Buyer and Seller Behavior

What does this mean if you’re contemplating a move? Buyers are taking more time to make decisions. Sellers who strategically prepare their homes to shine can capitalize on opportunities. Just recently, I witnessed a home in a neighborhood where listings averaged 94 days on the market receive an offer within 24 hours due to strategic listing methods.

If you’re a seller wavering on market timing, my advice is clear: numbers tell a story. Let’s position your property to capitalize on market trends. Similarly, as a buyer, you have choices in this healthy market. Whether buying or selling, understanding how to position yourself is crucial, especially with macroeconomic and political changes swirling around.
