As we step into the fall season here in the Pacific Northwest, it’s natural to wonder what’s really happening with the local real estate market. You’ve probably seen headlines flashing across your screens, but how many of them are truly relevant to your neighborhood, your home, and your goals?
I’m committed to cutting through the noise and getting to the heart of what’s really going on in our local housing markets. Whether you’re in Portland, OR, Vancouver, WA, Mid-Willamette Valley, I’m here to help you make calm, confident, and well-informed decisions.
The Portland, OR Market: Stable and Balanced
The Portland, OR real estate market is showing strength through its steadiness. It’s not surging, but it’s certainly not declining either. This fall, we’re looking at a balanced environment where both sellers and buyers can plan ahead and move with confidence.
Here’s a snapshot of the Portland, OR market in September:
- New Listings: 2,498 — just 22 more than August and only slightly below last year
- Pending Sales: 2,145 — a little softer month-over-month but 3% higher than last year
- Closed Sales: 1,825 — down from August but up 7% year-over-year
- Median Price: $545,000 — holding steady
- Average Price: $617,000
- Days on Market: 62 — about a week longer than last fall
- Inventory: 3.8 months — a modest increase from 3.5 months in August
This level of consistency in both pricing and activity is great news. It means you won’t have to feel rushed or pressured. As I always tell my clients, “It’s a market where you can actually plan and carefully weigh out all your decisions without feeling that pressure of having to act right away.”
Mid-Willamette Valley: Appreciation Building
If you’ve been following my updates, you’ve heard me mention the opportunity in the mid-Willamette Valley. It lived up to the prediction.
In September:
- New Listings: 286 — 8% higher than August and 19% higher than last year
- Closings: 192 — average sales price increased roughly $40,000 from August
- Average Price: Around $502,000 — $41,000 higher than the same time last year
This area is showing strong signs of appreciation, which is great news for sellers and homeowners. Buyers entering this market can still take advantage of relatively accessible price points with room to grow.
Vancouver, WA / Clark County: Steady and Reliable
Just across the river in Vancouver, WA, we’re seeing a similar theme of stability. While new listings are slightly down, buyer activity remains strong and consistent.
Let’s look at the numbers for Clark County:
- New Listings: 648 — 18% down from August and 5% lower than last year
- Pending Sales: 600 — a slight edge up month-over-month and year-over-year
- Closed Sales: 542 — close to August and up 10% from last year
- Average Price: $616,500
- Median Price: $545,000
- Days on Market: 65
Fewer listings combined with steady buyer demand is a recipe for a healthy and balanced market. As I like to put it: “The Clark County area is really showing consistency and stability in its market for buying and selling homes.”
