HOW DO I KNOW WHO’S COMING INTO MY HOME?
One of the most common questions I get is, “How do I know who’s coming into my home?” Safety and security are crucial for every homeowner. We use a sophisticated tracking system associated with a lockbox device that ensures only realtors have access to your home. This system tracks the realtor’s name, phone number, email, and the company they are affiliated with, and it logs the time they enter and leave the property. This gives you complete transparency and peace of mind.
SHOULD I BE GONE FOR HOME INSPECTIONS?
The next question on many people’s minds is, “Should I be gone for home inspections?” The absolute answer to this is yes. You should allow about two to three hours for these inspections. If your property is larger, you might need up to five hours. This gives buyers an opportunity to thoroughly evaluate the home’s condition, take measurements, and revisit any areas of interest. It’s a critical step in the selling process, so it’s best to give the buyers ample space and time.
HOW LONG DOES IT TAKE FROM PHOTOS/VIDEOGRAPHY TO LIST DATE?
Another frequent question is, “How long do I, as a seller’s agent, need from the time of photos and videography to the list date?” A good rule of thumb is about five business days. This allows enough time for marketing, printing, publishing, and sign delivery. Overall, a minimum of two to three weeks is needed from the initial appointment. This ensures your home is presented in the best possible light to potential buyers.
SIGNING YOUR HOME SALE REMOTELY AND COMPLETING THE PROCESS WHILE OVERSEAS
Clients often ask, “Do I have to do an in-person signing? I have travel coming up or will be overseas.” While the deed requires original “wet” signatures to transfer ownership, most other documents can be signed electronically. If you’re overseas, you can utilize a service known as RON (Remote Online Notarization) signing, which allows you to complete the process remotely while meeting all legal requirements. Many title companies offer RON services, enabling sellers to sign from anywhere. The notary will verify your identity and gather the necessary documentation, ensuring you can finalize the sale without being physically present.
